1. The grout is stained, not crumbling
Discolored grout is one of the most common reasons homeowners think they need a full retile. If the grout is still structurally solid — just dark or stained — refinishing seals over it for a clean, uniform look.
2. The tile color feels dated
Tile itself rarely “wears out.” Colors just go out of style. If your tile is structurally fine but the color feels stuck in a different decade, a coating can update the color without touching the layout underneath.
3. There are a few cracked or chipped tiles
